REVAR's aquisition consulting is specifically designed for each of our clients requirements. We work closely with our clients to determine their specific needs and preferences so that we can successfully locate suitable properties for them to purchase.
With over 15 years experience in commercial real estate, we have developed a wide network of owners, property managers, brokers and other commercial real estate specialists. We use this network, along with many other research tools, to locate potential properties. We then visit the potential properties in person to prepare our own in depth report for our clients. Our report is for our clients eyes only, it will include all the good and bad information that we discover pertaining to the property.
The report will include all the information that we are able to obtain, from rent rolls and operating expenses to traffic counts and zoning information. Data such as land size, improvement size and year built will be cross checked with the Couty Assessors Office to insure accuracy.
Photographs, property diagrams, demographics, tax maps and street maps will be included so that our clients are as informed as possible before making a decision to purchase a property.
Please note that Real Estate Valuation and Research is not a real estate brokerage business. Our clients or their representatives are responsible for preparing, submitting and negotiating all purchases. As an independent, third party consultant, our fees are paid by our client under a consulting and referral agreement.
This fee set up is attractive to many of the brokers who we work with because we do not "split" their commissions with them. Many brokers will give us a first look or access to pocket listings before marketing them to the general public. Most brokers are also willing to reduce their commission, and thus the selling price, by an amount equal to our fee.
